Homeowners in the DFW Metroplex were concerned about leaks and water damage to their crawl space. They knew they needed to do something, so they called the professionals at Olympic Restoration Systems.

To solve the problem, we first installed a SmartSump pump system with liner, cast iron pump, CleanPump Stand, airtight lid with airtight floor drain and WaterWatch alarm system. We used an EZ Flow perimeter drainage system at the bottom of the interior perimeter grade beam walls to collect and direct moisture to the sump pump. A CleanSpace 20-mil crawl space vapor barrier was used to create a barrier between the earth floor and home. A CleanSpace drainage matting under the CleanSpace vapor barrier was used to facilitate moisture flow to the sump pump, keeping the vapor barrier off the ground and providing additional insulation. After regrading the ground in the crawl space for proper slope and drainage to direct water seepage to sump pump, we installed a small pump to move water from the dehumidifier to the sump pump. Two wireless sensors which send constant temperature and humidity readings to a digital display inside the house and a SaniDry Sedona dehumidifier were used to control the humidity in the crawl space and assure the owners that there were no more moisture issues.

Concerned about the effect of mold in their crawl space, these homeowners contacted us for a free inspection. We also applied Mold-X2 Cleaner and Botanical to remove mold, stains, and odor while preventing future growth.

Basement Waterproofing in Fort Worth

The leaks in this basement prevented the homeowners from using the space for storage, so they called us to waterproof the area and open it back up for use. We applied SaniDry waterproof sealant to an exterior wall that had moisture seeping out. We also installed a WaterGuard baseboard waterproof system to the area that had the most water leakage. Finally, the SmartSump pump system we installed captures and removed all the water that was blocked by the WaterGuard, so there is now no sitting water.

Crawl Space Remediation in Fort Worth

This home had several separated crawl spaces that each contributed a to the high humidity in the home. When our team was called in to inspect, we also found water seepage that added to the moisture in these crawl spaces.

Standing Water in Crawl Space

After purchasing their first pier and beam home, this couple became concerned about all the standing water in their crawl space. Our specialist came out to evaluate the situation. Humidity in the crawl space was 79 and there was noticeable wood rot. Encapsulation was the answer.

Our team used drainage matting, a CleanSpace vapor barrier, dehumidifier, and sump pump to protect the home from moisture. A panel was placed inside the house so the homeowners could monitor the humidity levels in their crawl space.

Crawl Space Mold/humidity

A musty smell had these homeowners wondering if there was mold in their crawl space. Our specialist discovered high humidity and mold growth on the subfloor.

To solve this issue, we removed the mold with an EPA registered antimicrobial and used an EPA registered botanical to prevent further growth. A dehumidifier was installed to keep the humidity below 60 percent and discourage mold growth.

I am looking at purchasing a 2600 sq ft home built in 1949 with a pier and beam foundation and a vented crawlspace. Our inspection showed cupping hardwood floors, high humidity levels inside the crawlspace, and some minor mold growth. I am wondering what encapsulating and insulating a crawlspace that size would range. Thank you.

The previous owner installed insulation in the crawl space which is now falling as well as causing some moisture issues with the sub floor. At the very least I would like to get the insulation removed and determine whether a dehumidifier/fans would help with the moisture.
